Meaningful tourism in Thailand 2027: impact on Pattaya

The Tourism Authority of Thailand (TAT) has refined its strategy for next year. The new formula is called "meaningful tourism". In 2027, Thailand is focusing on visitors who come for health, events and experiences. This is good news if you are buying a condo in Pattaya to let out or to live in: these visitors stay in the country longer and value comfort.

What has changed in the strategy

TAT presented the main points of its strategy, The Year of Transformation, on 24 August. On 20 October, a separate presentation in Bangkok, Thailand Nexperience: Tourism Product Highlight 2027, focused on tourism products.

Thailand has been promoting its "quality over quantity" approach (Value over Volume) for several years. What is new is how quality is defined. According to TAT Governor Thapanee Kiatphaibool, tourists now look not only for good value for money but also for the value of the experience itself. Businesses need to understand why people travel and which experiences matter to them.

The targets for 2027 are specific:

  • tourism revenue growth of at least 5%;

  • a 60:40 split of tourists between main and emerging destinations.

Meaningful tourism in Thailand 2027: five focus areas

  • Wellness and Longevity. Wellness, preventive medicine, recovery and healthy ageing programmes. The slogan for this area is "Healing is the new luxury".

  • Festival Economy. Festivals, sports and cultural events all year round under the motto "365 days of celebration".

  • Creative Economy. Cultural heritage, crafts, food and local traditions.

  • Sustainable and Regenerative Tourism. Travel that does not harm nature and benefits local communities.

  • Trusted Thailand. Safety standards, service quality and visitor trust.

Meaningful tourism is not just about the premium segment. A food tour or taking part in a traditional festival fits the concept just as well as an expensive retreat. The strategy names the EDC Thailand, Tomorrowland Thailand, S2O and Wonderfruit festivals. The next reasons to visit are already in the calendar: Loy Krathong on 24 November and EDC Thailand in Phuket on 18-20 December 2026.

What this means for buyers and landlords in Pattaya

Visitors who travel for experiences and health usually choose accommodation with good service rather than the cheapest option. TAT's target for revenue, not just visitor numbers, fits well with the overall growth in tourist arrivals we covered in our article on TAT's target of 33 million foreign visitors.

There is a second benefit too. Events spread across different months extend the season and make rentals less dependent on peak months. For a condo owner, this means steadier occupancy throughout the year.

What to look for when choosing a condo to rent out:

  • a complex with a pool, a gym and clear service arrangements;

  • amenities nearby: the beach, cafés, medical care, transport;

  • a format that suits the health trend, such as the wellness residence Zenith Pattaya II in Pratumnak.

If you do not plan to look after guests yourself, take a look at our property management service in Pattaya: we handle finding tenants, check-in and maintenance.
