What to check before buying property in Phuket

Can you build on hillsides?

Since December 2024, on land 80-140 m above sea level you can build only one house, no higher than 6 m and no larger than 90 m², and only on a plot with a title deed issued before 2017. On such a plot, 70% must stay green, and condos and hotels cannot be built above 80 m. This applies to hills such as those above Kamala. In August 2024 a landslide hit Nakkerd Hill above Kata.

Where does Phuket flood in heavy rain?

In Patong, Kamala, Kathu, Phuket Town and on the streets of Chalong. On 26 October 2026 a mudslide from a hillside swept through Patong. In July 2024 the authorities named Kamala and Kathu among the worst-hit areas, and in October 2022 Phuket Town had its worst flood in 30 years. When choosing a condo, we check the plot's elevation and drainage.
