Bangkok districts: where to live and buy a condo?

South · East · Centre · North · Thonburi North · Thonburi South

Bangkok is officially divided into 50 districts (khets), which the city administration groups into 6. Sukhumvit, Silom or Asok are not districts but roads and neighbourhoods within them: see the glossary below. The business district is in the South group, Thonburi is the districts on the west bank of the Chao Phraya. Here people choose a condo by its distance to the metro.

Where is the best place to live in Bangkok?

Where to live closer to the airport?

Suvarnabhumi is outside the city limits, the nearest areas are Lat Krabang and Prawet. The Airport Rail Link runs from the airport through Lat Krabang, Hua Mak and Ramkhamhaeng to Phaya Thai. Don Mueang airport is in the north, in Don Mueang.

Where to live with children?

Near Life Rama 4 - Asoke are Raintree and Australian International School 1 km away and Trinity 1.4 km away. Near Modiz Voyage Srinakarin are British Mandarin 2 km away, Wellington College 3.1 km away and Samitivej Children's Hospital 1 km away.

Where to live by the river?

The Chao Phraya separates the centre from Thonburi. On the east bank are Bang Rak and Sathon near BTS Saphan Taksin, and Bang Kho Laem. On the west bank is Khlong San with ICONSIAM and the Gold Line.

Where is the old town?

The Grand Palace and Khao San are in Phra Nakhon, Chinatown is in Samphanthawong. Here are the MRT Blue Line stations Sanam Chai, Sam Yot and Wat Mangkon.

What to check before buying in Bangkok

Will the area flood?

In the 2011 flood the authorities prepared 9 districts in the north, east and west for evacuation. These were Lak Si, Don Mueang, Sai Mai, Nong Chok, Min Buri, Khan Na Yao, Lat Krabang, Bang Phlat and Thawi Watthana. Don Mueang airport closed on 25 October 2011. Ask the developer how high the ground floor and the car park are.

What will open nearby by 2028?

The eastern section of the MRT Orange Line: from Thailand Cultural Centre to Min Buri. Trial runs are promised from late 2027 and full service in early 2028. The transfer from the Yellow Line is at Yaek Lam Sali, 870 m from Modiz Voyage Srinakarin. The date has already slipped from 2023 and 2025.

Is the unit in the foreign quota?

Foreigners may own no more than 49% of the floor area of the units in a building. Modiz Voyage Srinakarin has a separate price list for the quota. The money for the purchase is transferred from abroad and the bank issues a transfer certificate: without it the unit cannot be registered. More in our buying guide.
