Bangkok Floods and Pattaya 2026: What It Means for Rentals

Bangkok floods and Pattaya 2026: that is the question both tenants and property owners are asking right now. In late September Bangkok took 300-330 mm of rain in under 72 hours, and disaster declarations covered all 50 of the capital's districts. The Tourism Authority of Thailand (TAT) has assessed what this means for China's Golden Week, which is starting right about now. The short version: Pattaya stayed dry, and authorities rate the impact on the city as moderate.

What happened in Bangkok

  • More than 52,000 households were affected, and nearly 4,900 people moved into temporary shelters.

  • Images of flooded streets and cars spread fast across Chinese platforms like WeChat, Weibo, Xiaohongshu and Douyin.

  • Suvarnabhumi and Don Mueang airports stayed open, with no airspace closure and no widespread flight cancellations.

  • Travellers were told to allow an extra two to three hours between hotels and airports because of road disruption.

TAT's Chengdu office called it mainly a "perception crisis". Chinese demand for Thailand is still there; it's the pictures that worry people.

TAT's forecast for Chinese visitors

Thailand originally expected around 250,000 Chinese visitors over the Mid-Autumn Festival and National Day holiday period, bringing in roughly THB 11.5 billion. On September 28 the Chengdu office set out three scenarios for western China:

  • Base case, 60% probability: if Bangkok's floodwater eased by September 30, arrivals would come in 5-10% below target, which TAT considers manageable.

  • Best case, 20%: fast drainage and recovery images online would mean a drop of just 5%.

  • Worst case, 15-20%: another round of heavy rain on September 29-30 could push arrivals 15-20% below target.

The forecast was made before those two key days, so the real figures will only be clear once the holiday is over. One useful detail: travellers from Sichuan are more likely to postpone or swap Bangkok for other resorts than to drop Thailand altogether. Visitors from Xinjiang rarely cancel and often fly straight to the beaches, Pattaya included.

Pattaya saw no serious flooding, but it depends on road links with Bangkok, which explains TAT's "moderate" rating. Phuket, Krabi and Koh Samui are barely affected, and Chiang Mai and Chiang Rai may even gain from rerouted trips.

TAT is actively countering the images. Chinese influencers and media already in the country for Pattaya Marathon 2026 and other events are posting content showing normal life at resorts, Pattaya among them. The agency is also promoting year-end festivals such as Loy Krathong and Yi Peng to keep demand going into the fourth quarter. What this means for tenants and owners

  • Tenants: Pattaya is running as usual, with beaches and infrastructure open. If you're flying in via Bangkok, just leave extra time for the transfer.

  • Owners: short-term holiday bookings may dip a little, but there's no collapse in sight. Watch your booking calendar, not the news feed.
