Opening a Thai Bank Account as a Foreigner in 2026: What to Bring

Opening a bank account in Thailand as a foreigner has become harder in 2026: Thai banks have tightened their requirements for overseas clients. If you plan to buy a condo in Pattaya or rent long term, there's no need to change your plans. Just prepare ahead, and the bank visit can take one trip rather than a week of going from branch to branch.
What has changed for foreigners
Banks now look more closely at foreign clients and check documents more strictly. There is no single nationwide checklist, though. Requirements vary between banks and even between branches of the same bank. One office may accept a basic set of papers, another may ask for more.
The takeaway is simple: walk in prepared, with a full set of documents and some time to spare.
Thai bank account for foreigners in 2026: what to bring
The core set to bring to the branch:
your passport with a valid visa;
proof of a Thai address, such as a lease agreement;
a local Thai phone number.
A few practical tips:
call or visit your chosen branch in advance and confirm their exact list;
bring copies of every document to save time at the counter;
if one branch turns you down, try another, as requirements really do differ.
Your immigration status matters here, so be clear on what basis you are staying in Thailand. All the options are covered in our guide to Thailand visas. Keep in mind that buying property does not by itself give you a visa, residence permit or citizenship.
Proof of address is easiest for people who already rent. If you are just moving over, a long-term rental in Pattaya also gives you the lease the bank will want to see.
Your account and a freehold condo purchase
If you are buying a condo freehold, the purchase money is transferred from abroad anyway, with the bank confirming the transfer. Foreigners can own a condo freehold within the 49% foreign quota of a building or take a leasehold; we explain both in our article on freehold and leasehold in Thailand. Foreigners cannot own land.
So you are running two processes side by side: the international transfer for the purchase and a local account for everyday payments. Leave time for both so one doesn't hold up the other. The full step-by-step process is in our guide on how a foreigner can buy property in Thailand.
What this means for buyers and renters
The new rules add paperwork, but they don't close the door. If you show up with your passport, visa, lease and Thai SIM card, things go much faster. Buying a condo follows its own route anyway, through an international transfer with bank confirmation.
