The Riviera California

The Riviera California is a 32-storey tower with 148 residences on a 1.2-rai plot, designed for a select circle of owners ("Iconic Living For The Few"). Units are delivered fully furnished and fitted: built-in kitchen and wardrobes, water heater, washing machine, concealed ceiling air-conditioning, and — for 2- and 3-bedroom units and penthouses — a built-in jacuzzi on the balcony.

Recreational facilities are spread across the building’s levels: the 6th floor houses separate male and female onsen, an ice plunge, jacuzzi, sauna and steam room, a beauty and massage room, a golf simulator room, and a kids club with a zen garden and dog zone; a dedicated lower level holds the squash court and a meeting room. The 23rd floor features a sky pool and a 24-hour gym with cardio and strength equipment, the 31st floor has an enclosed lounge with a designer bar and sea views, and the building is topped by the panoramic Rooftop Sky Pool on the 32nd floor.

Residents have access to a personal lobby-to-door concierge service: shopping delivery, event planning, restaurant and tour bookings, laundry pick-up and delivery, and valet parking. The underground car park (57 spaces) is equipped with EV charging points, Wi-Fi covers all common areas, and the building offers high-speed lifts, 24-hour security and CCTV, plus a free shuttle service for residents.

The tower is located on Thappraya Road, between Pratumnak and South Pattaya — close to Pattaya 3rd Road, Walking Street, Bali Hai Pier and Jomtien Beach. Construction started in March 2026, with completion scheduled for October 2029.
