Thai Resort Property for Foreign Buyers in 2026: AssetWise Bets on Phuket

Bangkok developer AssetWise is leaning on Phuket's resort market to hit its annual sales target, and its move shows what resort property in Thailand for foreign buyers looks like in 2026. In the first nine months of the year the company sold 15.28 billion baht worth of homes, 83% of its 18.5 billion baht goal. It plans to close the remaining 3.21 billion baht gap in the fourth quarter, during high season, by targeting foreigners looking for a second home.

What AssetWise is launching in Phuket

The island business runs through its subsidiary Rhom Bho Property (ticker TITLE). Two projects are coming to Phuket's west coast:

  • The Fizz Kata, a 1.1 billion baht condominium in Kata, following the success of THE KATABELLO.

  • The Kuartz Karon, a 1.4 billion baht luxury residence and the company's first project on Karon Beach.

The decision is backed by results. According to AssetWise CEO Kromchet Vipanpong, strong sales at Biancana Surin earlier this year confirmed solid foreign appetite for managed island property. In Bangkok the group keeps growing with campus condos near universities and transit lines, but the high-margin part of the plan relies on resort homes.

Why resort property in Thailand keeps attracting foreigners

The CEO points out that the second-home market works differently. Buyers weigh micro-location, privacy, asset management and long-term rental income. Thailand's domestic market is held back by cautious spending and tight lending, while foreign buyers often pay with their own funds and depend far less on Thai bank mortgages.

Phuket in numbers:

  • more than 45,000 new homes worth nearly 470 billion baht launched over five years;

  • managed units yield 7.8 to 8.4% a year on average;

  • key buyers come from Europe, Russia, China and neighbouring Asian countries;

  • demand is supported by direct flights from Europe, Eastern Europe and the Middle East, 18 international schools and private hospitals.

The developer is open about the challenges too: competition is rising on popular west-coast stretches and building materials are getting pricier. That is why AssetWise promises flexible timelines and a focus on actual sales and handovers rather than the number of launches. For buyers it is a useful signal: well-planned projects in strong locations come out ahead.

What it means for buyers in Pattaya

  • micro-location: beach, view, transport, peace and quiet;

  • a management company and a ready rental setup, for example through property management;

  • legal clarity: a foreigner can own a condo freehold within the 49% foreign quota or take it on leasehold. Foreigners cannot own land, and buying property does not grant a visa or residence permit.
