New EEC Zones Pattaya 2026: Eight Sites and LifeSphere Medical Hub

New EEC zones now include one in Pattaya itself: on October 6, 2026, Thailand's cabinet acknowledged the creation of eight special economic promotion zones in the Eastern Economic Corridor. Pattaya is part of the EEC, and for anyone looking at a home to live in or rent out, it's one more sign that the region keeps growing.
What the cabinet decided
The zones were proposed by the EEC Policy Committee, and the government has now acknowledged them. Deputy government spokesperson Ploythalay Laksameesaengjan announced the decision on Tuesday, October 6.
The eight zones are:
Amata City Chonburi 2 Industrial Estate
304 Industrial Park 2
Food Processing Industry (Bang Pakong): Sustainable Thai Coffee Cluster
Map Ta Phut Industrial Estate
Lakchai Muang Yang Industrial Estate, Rayong
LifeSphere Specialized Medical and Health Center in Pattaya
Map Ta Phut LNG terminal 2
Smart Logistics (Chachoengsao)
The decision doesn't set launch dates, so it's too early to talk about opening timelines.
New EEC zones and Pattaya in 2026: what's coming to the city
The headline for Pattaya is that one of the zones is right here. LifeSphere is planned as a center for specialised medical care and comprehensive health services. Quality healthcare nearby matters to everyone planning a long stay: families, retirees and remote professionals alike.
The other zones are spread across the corridor: industrial parks, energy, logistics and a coffee cluster. We've already covered how EEC investment supports housing demand in Pattaya, and this decision follows the same trend.
Why it matters for the housing market
Zones like these exist to bring businesses and skilled people into the region. Engineers, managers, doctors and their families all need somewhere to live, and Pattaya is often the most comfortable choice: the sea, schools, services and an easy drive to the industrial areas.
Worth keeping in mind:
if you're buying to rent out, look at units suited to long-term tenants
location matters: easy access toward Chonburi and Rayong is a plus
areas close to the main highways, such as East Pattaya, work well for people who commute along the corridor
What it means for buyers and renters
The cabinet's decision won't move prices overnight, but it adds another reason for people and capital to come to the region.
