Lucean Bay condos for sale in Jomtien, Pattaya

Lucean Bay is a 60-storey tower of 588 units in Jomtien, 490 m from the beach. It is being built by Lunique Real Estate: it is the third tower on the plot next to Skypark Lucean, but a separate project with its own prices and timeline. The developer calls it Pattaya's first wellness residence, where sport, recovery and health care are part of everyday life. The project is now in pre-sale, with construction scheduled for 2028-2031.

The tower offers 1-bedroom condos of 29.6-37 m², 1-bedroom suites of 41-42.9 m², 2-bedroom condos of 77.3-79.9 m² and 2-bedroom suites of 90.6 m². The 60th floor has three penthouses of 121-130 m². Condos are sold freehold, under both the foreign quota and the Thai quota. For every unit type the developer offers ready-made furniture and appliance packages.

The sea is 490 m away in a straight line, within walking distance: the nearest stretch is the northern end of Jomtien Beach, known as Dongtan Beach. For shopping, there is a Tops daily next door, two more Tops daily stores 250-310 m away, a 7-Eleven at 210 m and Lotus's on Jomtien Second Road at 830 m. The nearest international schools are Burapa Pattanasart at 3.3 km and Tara Pattana at 5.8 km, and the French school Ecole Française Internationale de Pattaya is 8.6 km away. Prominent Thai Hospital is 3 km away, and Bangkok Hospital Pattaya, the project's partner, is 7.1 km away. U-Tapao Airport is 28 km away and Suvarnabhumi Airport in Bangkok 88 km. Wellness here takes up entire floors. Floor 1 has gardens, lounges, mini golf and Paws Lagoon, a pool for dogs, as the building is pet-friendly. Floor 5 and the mezzanine hold a fitness club, Pilates and movement studios, a swimming pool, an onsen, a Himalayan salt sauna, a kids' club and a dog garden. Floor 50 has the Sky Lounge, a golf simulator, an infinity pool, a family pool and the Sky Spa, with gardens and a terrace on the roof.

The developer has an agreement with Bangkok Hospital Pattaya: under its privilege programme, residents get 15% off rooms and medicines and 10% off dental care, tests and diagnostics for 5 years, plus a free ambulance from the building to the hospital. A wellness concierge works in the building, booking classes and putting residents in touch with medical services.

A condo is reserved with a deposit of 100,000 baht (1 bedroom), 200,000 baht (2 bedrooms) or 500,000 baht (penthouse), and the contract is signed within 30 days.

Under the foreign quota, you pay 30% of the price on contract, including the reservation deposit. This is followed by six instalments of 5% every six months from July 2028 to January 2031, and 40% on handover of the condo in Q4 2031.

Under the Thai quota, you pay 20% on contract, another 20% in 52 monthly payments from February 2027 to May 2031, and 60% on handover.

The maintenance fee is 70 baht per m² a month: about 2,075 baht for a 29.6 m² condo. A one-off sinking fund payment of 700 baht per m² is also due. These terms apply in the first sales phase, in 2026-2027.
