Honour Thailand Pattaya: 14 Billion Baht Built on Location

A 14-billion-baht portfolio takes two decades to build, and Honour Thailand's CEO Thida Cherdsuriya has one rule that explains almost all of it: location. Not the product spec, not the marketing cycle, not the economic headlines. Choose the plot correctly and the rest follows.

The Diamond Principle

The company treats every land parcel like a rough stone that needs cutting. Acquisition here is not always straightforward: some plots are obtained through negotiation rather than open-market purchase. A landowner may require that the development become the top-ranked project in the area, or that the concept fits his own long-term plans. In return, Honour Thailand secures the land, and the completed project lifts prices across the surrounding neighbourhood.

The clearest illustration is Wongamat. A few years ago it was a quiet corner of North Pattaya. Today the area draws comparisons to Bangkok's Langsuan CBD district. Freehold land has all but disappeared. Five-star hotels share blocks with premium retail. The entry price reflects it.

Three Dimensions of the Business

Honour Thailand frames its development philosophy around three dimensions:

  • Landscape. The Again Pattaya community mall on 13 rai near the Dolphin Roundabout creates a public-facing space that reshapes how the neighbourhood reads to newcomers and residents alike.

  • Image. ONCE Wongamat, the flagship condominium, builds the narrative of Pattaya as a super-luxury destination paired with natural surroundings and five-star infrastructure.

  • Economic. Lifestyle venues like Hey Coffee North Pattaya and Bar Voyage, plus the Hilton Garden Inn Pattaya City under construction, generate the economic density that makes anchor locations stick.

Over the past 13-14 years, the company's accumulated portfolio reached approximately 13 billion baht. Including current and near-future projects, the total hits 14 billion baht.

Luxury Doesn't Follow Cycles

Honour Thailand's stance on economic downturns is direct: bad economies are not a new problem. In 20 years of operation the company never heard anyone describe the economy as good, and it kept growing regardless, including through COVID-19. The reason sits in the buyer profile: high-net-worth purchasers don't stop allocating capital when markets weaken, they redirect it to assets that hold value. Pattaya as an investment hub, backed by the Eastern Economic Corridor (EEC), a coming high-speed rail link, and a planned monorail, positions it squarely for this kind of capital.

The site-selection logic is stated plainly: if a plot this carefully chosen doesn't perform, cheaper alternatives in lesser locations won't either. That's less a boast than a working principle.

What's Coming Next

Key projects in the pipeline:

  • A 20+-storey hotel at the entrance to Walking Street, roughly 220 rooms in the mid-scale segment (Holiday Inn Express format), investment around 700 million baht. Currently negotiating a joint venture with a major Thai developer.

  • 100 luxury houses near Mab Prachan Reservoir in East Pattaya, close to several international schools. Total project value 1 billion baht, average unit price around 10 million baht, launching next year. Target buyers: parents of international-school students and rental investors seeking a defined tenant base.

  • Long-stay and serviced apartment formats for the extended-residency market.

The company is also evaluating Phuket, Krabi and Rayong for future development.

For buyers and renters considering Pattaya property, the practical conclusions are clear. Wongamat is a mature premium market: the entry cost is high, but the trajectory is readable. The Mab Prachan residential project will suit families with children at international schools and investors who prefer a predictable rental audience over speculative yield. Either way, the underlying logic holds: in Pattaya real estate, location outweighs almost every other variable.
