Russia-Thailand Investment Forum 2026 and Pattaya property

From 29 to 31 October, Bangkok is hosting the 2nd Russia-Thailand Investment Forum. The Russia-Thailand Investment Forum 2026 has brought together government bodies, business associations, financial institutions and major companies from both countries. If you are looking at property in Pattaya, this is a useful backdrop: the two countries are openly discussing trade, investment and joint projects.
What is on the table in Bangkok
The forum's main themes are growing trade cooperation, attracting investment and launching joint projects. The centrepiece of the programme, the plenary session "Russia-Thailand: a new era of economic partnership", is scheduled for 30 October. The agenda covers these sectors:
metallurgy and agriculture;
energy and transport logistics;
medicine and pharmaceuticals;
finance.
The two sides are also discussing certification, standardisation and helping companies enter each other's markets. Alongside the business programme there is a cultural one: Bangkok is hosting a Russian-Thai cultural festival, a gala concert and exhibition performances by Russian figure skaters.
The forum marks the run-up to the 130th anniversary of diplomatic relations between Russia and Thailand, which the two countries will celebrate in 2027. Alexander Stuglev, head of the Roscongress Foundation, stressed that ahead of the anniversary it is especially important to give the partnership concrete economic initiatives.
Russia-Thailand Investment Forum 2026: what it means for Pattaya
No concrete decisions have been announced after the forum so far. But the direction is clear: the two countries are building business ties, continuing the trend of recent years. For example, trade between Russia and Thailand has grown for the second year in a row.
For the housing market, the takeaway is simple. The more joint projects and business contacts there are, the more reasons people have to come to Thailand for work and for longer stays. Pattaya, two hours from Bangkok, with the sea, well-developed infrastructure and a large Russian-speaking community, remains a natural choice for them. That is why investing in Pattaya property is still relevant, both for people buying for themselves and for those thinking about renting out.
If you plan to live or work in Thailand
A few practical points worth considering in advance:
Renting for a year. A good way to choose a district without pressure and get a feel for your pace of life before you buy.
Buying a condo. A foreigner can own a condo outright (freehold within the 49% foreign quota) or take it on a long-term lease (leasehold). Foreigners cannot own land. The steps of the purchase are covered in detail in our guide how Russians can buy property in Thailand.
Visa. Buying a home does not in itself give you a visa, a residence permit or citizenship. There are separate options for work and business, for example the Non-B business visa.
Closer ties between Russia and Thailand are still at the negotiation stage, but the course towards partnership is clear, and the 2027 anniversary gives it extra momentum.
