AWC real estate fund in Thailand: what AWR includes

In early October 2026, major Thai developer Asset World Corp (AWC) unveiled the AWR REIT Freehold fund. AWC's real estate fund in Thailand starts with up to THB 51,388 million in investment, about THB 51.4 billion. Its portfolio includes Pattaya Marriott Resort & Spa. For anyone thinking about buying property in Pattaya, the message is clear: big capital is betting on Thailand's tourism and resort property.

What is in AWC's real estate fund in Thailand

AWR's starting portfolio will be made up of five freehold properties:

  • The Empire in Bangkok, a 58-storey office building in the Sathorn district. It has 158,021 m² of lettable space and more than 200 tenants, 99% of whom renew their leases.

  • Banyan Tree Koh Samui, with 88 pool villas and the largest private beach on Koh Samui. The hotel holds two MICHELIN Keys. Over 13 years, revenue per available room (RevPAR) grew by an average of 9.6% a year and EBITDA by 11% a year.

  • Banyan Tree Krabi, with 72 sea-view suites and villas, each with its own pool, on Tub Kaek Beach.

  • Melia Koh Samui, a resort for family holidays.

  • Pattaya Marriott Resort & Spa, a resort in Pattaya.

The company describes the model like this: AWC builds and develops properties, and AWR owns those that already bring in a stable income.

How AWR is structured

  • At least 72% of the units will go to investors, and AWC will keep no more than 28%. The company says this shows its interests are aligned with those of unitholders.

  • More than 60% of the board of directors will be independent members.

  • The fund is managed by Asset World Corp REIT, headed by Dr Paitoon Wongsasutthikul, formerly AWC's chief investment officer.

  • The fund is aimed at both Thai and foreign investors.

  • The announcement did not give dates for the unit offering.

AWC itself operates on an impressive scale. The company has 62 projects, and its asset value has grown from THB 96,460 million when it listed on the stock exchange in 2019 to THB 224,100 million as of 30 June 2026.

What this means for Pattaya and property buyers

In this story, Pattaya sits alongside Koh Samui, Krabi and Bangkok's business district. AWC keeps investing in the city: for example, it is preparing Thailand's first DreamWorks Animation hotel here. When major players commit to resort assets for the long term, it supports tourist numbers, infrastructure and rental demand.

Fund units give you income from renting out hotels and offices that belong to someone else. Owning your own condo works differently. A freehold condo within the 49% foreign quota can also earn rental income, but it remains a place where you can live yourself.
