Jomtien has long been Pattaya's quiet alternative, the district for buyers who want a long beach and a lower noise floor than the city centre. Now it gets a new landmark: Banyan Group, the international luxury branded residence operator, has broken ground on its first Pattaya project. Skypark Lucean Jomtien Pattaya, a 7,500-million-baht development, has officially moved from announcement to active construction.
Location, Scale, Timeline
The site sits 200 metres from Jomtien Beach, covers more than 10 rai, and has a 200-metre frontage. Development proceeds in two phases:
Phase 1: Tower A, 60 floors, 647 units; Tower B, 31 floors, 252 units
Phase 2: Tower C, 60 floors, 588 units
Target completion: December 2028. Foundation piling is being handled by K Pile, a firm with more than 30 years of experience and over 150 completed projects.

Every unit in the project faces the sea. This is an architectural outcome, not a marketing claim: the 200-metre frontage enabled a Single Corridor layout, placing between 1 and 14 units per floor with none overlooking an internal courtyard. Penthouses are capped at one per floor.

Tower B is designated for a five-star hotel-managed rental programme. What Buyers Should Know
The project is most relevant to those considering Pattaya property investment with rental income in mind. Tower B, under hotel management, is the natural choice for buyers who will not be in residence year-round. The December 2028 completion sets a roughly two-and-a-half-year horizon.
