City Gate de Phuket condos in Kamala

City Gate de Phuket is a condominium in Kamala, on the west coast of Phuket. It is being built by Citygate Exclusive Developments, part of the Wallaya Villas group, and was designed by Oracle Architects. Four seven-storey buildings with 325 units stand around a shared courtyard on a 9,078 m² plot, with gardens on the roofs. The complex is under construction and the developer has not yet given a completion date.

1-bedroom condos are 46 m², including a 9 m² terrace. 2-bedroom condos are 72 m² and 3-bedroom condos 81-96 m². The 3-bedroom duplexes range from 125 to 191 m². The higher the floor, the higher the price per m². Furnished 46 m² and 96 m² condos can be viewed at the sales office.

Officially the complex is in Kamala subdistrict (tambon) in Kathu district (amphoe), the same district as Patong. Kamala is quieter than Patong, but its bars and restaurants are not far away. It is not on the beachfront, but Kamala Beach is 730 m away, so you can walk to the sea. Laem Sing Beach and Surin Beach are 2.2 km and 2.9 km away. The nearest 7-Eleven is 330 m away, Big C Market supermarket is 950 m and Tops Kamala is 1 km.

Wattanapat Hospital is very close, just 360 m away. International schools are further: HeadStart in Cherngtalay is 4.9 km away and Blossom House nursery is 5.7 km. Distances are in a straight line, and every place is shown on the map below.

You reserve a condo, then within 30 days sign the contract and pay 30% of the price minus the reservation deposit. The rest is paid in instalments as construction progresses: 30%, 15%, 15% and a final 10%.

Freehold costs an extra 10,000 baht per m². The developer pays the taxes at registration, and the buyer pays only the transfer fee: 1.1% for leasehold and 3.3% for freehold.

Before handover, buyers pay a full year of maintenance in advance: 80 baht per m² per month, which comes to 44,160 baht for a 46 m² condo. At the same time they pay 1,000 baht per m² into the building's sinking fund and 10,000 baht each to connect electricity and water. Maintenance covers security, a shuttle for residents, the pool, reception and the gym.
