Project Information
The Balcony is a residential complex by Rhom Bho Property (THE TITLE brand, part of the Asset Wise group) on the beachfront at Nai Yang Beach, opposite the pine forest of Sirinat National Park. The 22,027 m² plot holds nine residential buildings of 4-5 floors with 542 units, plus a separate car park building. Construction started in Q4 2025, and the developer plans to complete the project in Q4 2027.
The complex offers 1-bedroom and 2-bedroom condos and penthouses. 1-bedroom condos range from 33 to 50 m², 1 Bedroom Plus condos are 45-48 m², and 2-bedroom condos range from 50 to 76 m². The 135-139 m² penthouses have a living room with an island kitchen, three balconies and three bathrooms, one of them with a bathtub.
Officially the complex is in Sakhu subdistrict, Thalang District, in the north of the island near the airport. On the developer's map it sits on Nai Yang Beach north of The Slate hotel, next to The Title Serenity and The Halo by the same developer. Indoors there are 30 facilities across three zones. The Balcony lobby has a lounge, a dining area, a mail room, a medical room, a co-working space and private offices. The active zone includes a steam room and sauna, an onsen, a fitness centre, a lounge, a boxing room and a laundry. The kids' zone has a playroom and board games. Buildings H and I are set aside for residents with pets. Parking has space for 153 cars, 6 accessible spaces for people with disabilities and 27 motorcycle spaces.
Shopping is close by: a Tops Daily supermarket, a 7-Eleven and Mingle Mall shopping centre are nearby. The developer's map also shows Phuket Airport, Blue Canyon golf club and the future Bumrungrad hospital in the area.
Amenities and Infrastructure
Costa zone by the sea: beach access, a sea-view pavilion, a yoga lawn, a sand lounge, the Starry Pool, a sunbathing island and a jacuzzi.
Laguna zone: a 6 x 25 m swimming pool, a jacuzzi and a leisure pool. Foresta zone: the Cliff Pool, a waterfall pool, a children's park with a treehouse and a children's water play area.
Communal areas cover over 13,000 m², including 4,458 m² of greenery and 3,922 m² of pools.

Rhom Bho Property Public Company Limited (THE TITLE brand) is a condominium developer in Phuket. According to the company, it was founded in 2007, became a public company in 2016 and has been listed on the Stock Exchange of Thailand since 2017 (ticker TITLE). It is now part of the Asset Wise Public Company Limited group.
According to the company profile for 2026, it has 19 projects with a total value of THB 49,260 million: 5 completed, 2 ready to move into and 12 under construction.
