The Harmony villas in Si Sunthon

The Harmony is a community of 37 villas with private pools by developer Wallaya Villas, in Pasak near Bang Tao. The site covers 18,174.4 m², and the tropical modern villas were designed together with the Studio LocoMotive practice. The project is under construction and the developer has not yet announced a completion date.

There are two villa types. The five 5-bedroom A villas have around 897 m² of space, including a 96 m² Man Cave lounge, on plots of 627-816 m². The other 32 villas, type B, are three-storey 3-bedroom homes of around 272 m² on plots of 258-408 m². Every villa has an en-suite bathroom for each bedroom plus a guest WC.

The developer gives the address as Baan Ya, Srisoonthorn Rd, which officially lies in Si Sunthon subdistrict in Thalang District. The brochure says "Pasak, Cherngtalay", as the border with the neighbouring subdistrict runs close by. This is inland Phuket: the beach is 3.6 km away, so you get there by car or motorbike. Everyday shopping is close, with Tops daily 390 m from the community. 7-Eleven is 1 km away, the Tops supermarket in Blue Tree Phuket 1.2 km and Big C mini 1.3 km.

For families, HeadStart international school is 1.7 km away and the Little Lions and Blossom House nurseries are 2-2.1 km away. CTL Hospital Phuket is 2.9 km away. Distances are in a straight line, and all places are marked on the map below.

The reservation fee is 200,000 baht. The contract is signed within 30 days, with a 30% payment. Then 30% is due after the wall plastering and building services are done, 15% after finishing works (tiles, doors, windows, built-in furniture), 15% when the villa is ready to move into and 10% at title transfer.

The list price already includes a furniture package. The maintenance fee is 25 baht per m² of living area per month, paid a year in advance. It covers security, weekly pool cleaning, garden care, lighting of common areas and rubbish collection. At title transfer, a one-off contribution of 500 baht per m² is paid into the sinking fund.
