Project Information
Wallaya Hill is an estate of 8 private pool villas in Kamala by the developer Wallaya Villas. The modern villas were designed by Studio N. Some villas are already built and the rest are being finished. The developer has not yet announced a completion date.
All the villas have two storeys and 4 bedrooms. The price list gives each villa 548 m², while the brochure puts the living area at about 457 m². Plots range from 420 to 512 m². There is one bedroom on the ground floor, and upstairs there are two master bedrooms and one more bedroom.
The estate sits on a hill above Kamala, and the developer gives the location as «Bang Hwan, Kamala». Officially it is in Kamala subdistrict (tambon), Kathu district, between Surin and Patong. For hillside building, the 2024 floods and the road to the airport, see the Kamala area page.
This is not a beachfront location: Kamala Beach is 1.8 km away, so you will need a car or motorbike to reach the sea. Shops are not within walking distance either: 7-Eleven is 1.3 km away, and Tops Kamala and Big C Market are 1.6-1.7 km away.
Wattanapat Hospital is 1.3 km away. HeadStart International School in Cherngtalay is 5.5 km away and Blossom House nursery 6.6 km. The developer puts the airport 30 km away. Other distances are in a straight line, and all places are marked on the map below.
Buying terms at Wallaya Hill
You reserve a villa with a 200,000 baht deposit and sign the contract within 30 days, paying 30%. You then pay 30% once the walls are plastered and the building services are installed, 15% after finishing (tiles, doors, windows, built-in furniture), 15% when the villa is ready to move into and 10% on transfer of ownership.
A furniture package is already included in the list price. Maintenance is 25 baht per m² per month, paid a year in advance. It covers security, weekly pool cleaning, garden care, lighting in common areas and rubbish collection. A one-off sinking fund contribution of 500 baht per m² is paid on transfer of ownership.
Amenities and Infrastructure
Each villa has an 8.05 x 4.20 m pool with a terrace, a high-ceilinged living room, a kitchen with dining area, a laundry room with storeroom, a pump room with a water tank and parking.
Estate services: security, weekly pool cleaning (chemicals included), garden care, lighting in common areas and rubbish collection.
