Aceller residential complex in Chalong

Aceller is a hotel and residential complex on Soi Ta-iad in Chalong, in the south of Phuket. It is being built by Aceller Property, part of Aceller Groups. The 10,838 m² plot will have three eight-storey residential buildings with 483 units, a small penthouse building, a clubhouse and a 197-room hotel. The developer is running the hotel part together with TRYP by Wyndham. The project is now in pre-sale, and the developer plans to complete it in Q4 2029.

For sale are 29 m² studios and 34.5 m² 1-bedroom condos on floors 2-8 of the residential buildings. The price per square metre depends on the floor and the view. Windows look out over the sea and the sunrise, the mountains and the sunset, the garden or the pool. Condos are handed over with a Fully Fitted package, and the developer chooses the brand and colour.

Officially, this is Chalong subdistrict (tambon) in Mueang Phuket district (amphoe), between Phuket Town and Rawai. The area has the Wat Chalong temple and many private houses. According to the developer, Soi Ta-iad is known for its sports camps and fitness clubs. There is no beach close by. The nearest shore is on Chalong Bay, 2.6 km away. According to the developer, Rawai Beach is 8 km away and Patong 16 km. Everyday shopping is on your doorstep, though: 7-Eleven at 110 m, Tops daily at 310 m and Robinson shopping centre with a Tops supermarket at 800 m. According to the developer, Makro is 2.3 km away, and Central Festival and Floresta are 6.8 km away.

There are plenty of international schools nearby: Prasan Gateway at 480 m, and two BCIS campuses at 970 m and 1.1 km. A little further are Oak Meadow and Montessori House at 1.2 km and Kinderville Nova at 1.9 km. Chalong Hospital is 3.3 km away and, according to the developer, Bangkok Hospital Phuket is 9 km away. You reserve a condo with a 150,000 baht booking fee and sign the contract within 30 days. Foreign buyers pay in construction stages: 30% on signing the contract, 20% after the foundations, 15% after the structural frame and 12.5% after the roof and walls. After that come 10% once the door and window frames are installed, 7.5% after finishing and 5% at key handover.

The maintenance fee is 55 baht per m² per month, paid a year in advance. The sinking fund contribution is 600 baht per m², and the buyer and the developer split the transfer fee 50/50.
