Project Information
VIBE Downtown is a condominium by ESM Company Group in Karon and the second project in the VIBE line after VIBE Residence. Two 8-storey buildings with 299 units will stand on a 3,650 m² plot. The project is now in pre-sale: the application for EIA environmental approval was filed in September 2026. The developer plans to start construction in Q3 2027 and complete the building in Q4 2029.
Most condos are compact: studios of 26-28 m² and 1-bedroom condos of 33-35 m². There are also 1-bedroom Plus condos of 39-46 m² and 2-bedroom condos of 51-52 m². Ceilings are 2.55 m high and, according to the developer, sea views start from the sixth floor. The complex has no hotel licence, and pets are not allowed.
Officially, the address is Karon tambon in Mueang Phuket amphoe, on the south-west coast of the island. The same tambon includes Kata Beach and Kata Noi Beach, with Nakkerd Hill and the Big Buddha above them. We cover the beaches, condo prices and the hillsides on the Kata and Karon area page.
This is not a beachfront location: Karon Beach is 1.1 km away and Kata Beach 2.4 km. According to the sales office, a shuttle will run to the beach. Shops nearby: 7-Eleven is 90 m from the building, Tops daily 780 m and makro food service 1.5 km. According to the developer's map, Karon night market is 1 km away, Patong 8.8 km and the Old Town 16.6 km.
The nearest international schools are in neighbouring Chalong: Kinderville Nova at 3.2 km, Lighthouse kindergarten at 3.5 km and ISP at 4.7 km. The nearest hospital is Chalong Emergency Hospital, 4.6 km away. According to the developer, the airport is 48 km away. Buying terms at VIBE Downtown
You can reserve a condo for 200,000 baht. Within 30 days of the EIA approval, you pay 35% of the price.
After that, 15% is paid at each construction stage: at the start of construction (around Q3 2027), after the foundations (Q1 2028), after the structural frame (Q3 2028) and after tiling (Q2 2029). The final 5% is paid at key handover in Q4 2029.
Prices on the price list are for leasehold. Freehold for foreign buyers costs 12,000 baht per m² more. The buyer pays a 1% transfer fee, a one-off sinking fund of 700 baht per m² and 20,000 baht for the water and electricity connection. Maintenance is 65 baht per m² per month.

Developer Information VIBE Downtown
ESM Company Group was founded in 2016 and has its head office in Patong. The group has three companies: ESM Development (design and development), ESM Construction (construction) and ESM Hospitality (hotel management).
In Karon, ESM Development built The Lake Karon by the lake (the JonoX Karon Phuket, Glow Mira Karon and Phoenix Hotel Karon Beach hotels) and Front Beach Karon on the beach road (Karon Beach Hotel and Front Beach Hotel), and in Patong, Grace Patong Hotel. According to the company, its completed projects have more than 1,500 hotel rooms and condos, with a total project value of over 2.5 billion baht.
ESM Construction built The Crest Patong, Four Points by Sheraton Bangkok Sukhumvit 22 and Fantasea Condo Kamala, and is currently building Capri Residence Bangtao, Wyndham Chalong and Sea Heaven Condominium Phase 3.1. Its contracts for outside clients total around 2 billion baht. ESM Hospitality manages Grace Patong Hotel and Phoenix Hotel Karon.
