The ONE Nai Harn condos in Rawai, Phuket

The ONE Nai Harn is a hotel-managed condominium in Rawai, close to Nai Harn Beach. It is the first project by The ONE Group: a single seven-storey building of 196 units with a garden and a pool on the roof. Burasari Group will run it as a hotel. Construction began in May 2023. The developer has moved the completion date, and the building is now expected at the end of 2026.

Studios here are 26.8 m² and 1-bedroom condos are 30-35 m². There are also larger 1-bedroom suites of 46.5-69 m² and 2-bedroom condos of 53.6 m². All are finished, furnished and equipped with appliances. Levels 1-4 are hotel rooms, which must be let through the Rental Pool programme for the first 8 years. Levels 5-7 are residential condos with no restrictions; on levels 6-7 they are larger and have big terraces.

The address is 3/24 Moo 1, Rawai tambon, in Mueang Phuket amphoe. This is the far south of the island: the tambon covers Rawai, Nai Harn, Ya Nui and Chalong Pier. How these beaches differ and what condos cost in the south is explained on the Rawai and Nai Harn area page.

This is not beachfront: Rawai Beach and Nai Harn Beach are about 1 km away, Ya Nui 1.5 km, and the complex runs a free shuttle to the sea. Nearby there is a 7-Eleven at 380 m and Tops daily at 450 m, and the Tops Rawayana supermarket is 1.1 km away.

For children, Kinderville is 1.7 km away, Lighthouse Primary 2.1 km, ABC kindergarten 2.4 km and ISP 4.9 km. Hope Hospital is 5.6 km away. All distances are in a straight line, and the places are marked on the map below.

A condo is reserved with 150,000 baht. If you pay the full amount upfront, the developer gives a 20% discount on its condos.

Some condos come with a 2-year interest-free payment plan: 50% upfront, then the balance in four payments of 12.5% every six months after construction is finished. For leasehold there is also an option with a first payment of 54-65% of the price and the balance in five annual payments; in this case taxes and fees are already included in the price.

A condo can be registered as leasehold or freehold; the freehold quota costs an extra 10,000 baht per m².

In the Rental Pool, net profit is split 60% to the owner and 40% to the management company. Owners can stay in their own condo free of charge for 30 days a year. According to the developer, the complex holds a hotel licence, so daily rentals are legal.
