Casa de Monte villas for sale in Ko Kaeo, Phuket

Casa de Monte is a gated community of 37 pool villas in Ko Kaeo, on the east side of Phuket. It is being built by Rhom Bho Property, the developer behind the THE TITLE brand, part of the Asset Wise group. The residential area covers about 21,000 m², with a clubhouse and garden at its centre. The project is currently in pre-sale, and the developer plans completion in Q3 2029.

The villas have one or two storeys and 3 or 4 bedrooms, in five types in total. Indoor area ranges from 164 to 272 m², or from 297 to 450 m² including terraces and pool. Plots range from 280 to 600 m². Every villa has its own pool and parking for 2-3 cars. Most of the villas are two-storey Aurelia homes with 3 bedrooms. Silvora has a staff room, Montara has a study, and four of the five types come with EV charger wiring and an outdoor shower by the pool.

Officially this is tambon Ko Kaeo in Amphoe Mueang Phuket, in the north of the district. This is the island's east coast: instead of beaches there are marinas, Boat Lagoon and Royal Phuket Marina. We cover the marinas, schools and the drive into town on our area page Ko Kaeo and Boat Lagoon.

The community's main neighbour is British International School Phuket, about 530 m away. Two more international schools, Finnway and Rainbow Trout, are 2.5 and 2.7 km away. The nearest 7-Eleven is 1 km away, and the Lotus Go Fresh and Villa Market supermarkets near Boat Lagoon are 2.3 and 2.5 km away, so residents go shopping by car or motorbike. The nearest hospital is Bangkok Hospital Thalang, 3.3 km away. All distances are in a straight line.

According to the developer, Royal Phuket Marina is 2.8 km away, Boat Lagoon 3 km, Premium Outlet Phuket 3.9 km, and Robinson Lifestyle and IKEA 5.2 km. You start by reserving a villa: the reservation fee is 300,000 baht for Aurelia and Sylvia, and 500,000 baht for Silvora, Montara and Lavera. Within 30 days you sign the contract and pay 25% of the price.

The rest is paid in five instalments of 15% as construction progresses: after the foundation piles, after the frame and roof, after the walls, and after the finishing works with windows and doors. The last 15% is due once the built-in furniture and kitchen are in, at transfer and land registration.

The fee for the community's common areas is 41 baht per month for each m² of plot.
