Wongamat Pattaya: Review of Love It Wongamat

Wongamat Pattaya: Review of Love It Wongamat

Author: Oksana, property expert at Thai Residence. Published 6 May 2026. Reading time 8 min.

Wongamat is one of the few areas of Pattaya that offers both a quiet beach setting and steady rental demand. Love It Wongamat Beach is a resort complex by Global Top Group: 746 units in 4 low-rise buildings, prices from 2.34 million baht (about 100,000 baht/m²) and completion in 2030. That is the lower end of entry prices in an area where most new projects cost 170,000 baht/m² or more. Here we look at what lies behind this figure and which buyers the project suits.

Resort condos in Pattaya: what the format is and why it matters now

A resort condo is more than a home by the sea. The format puts facilities on the level of a 4-5 star hotel inside the residential grounds: pools, a spa, a gym, co-working space and rental management. Owners can enjoy hotel-style service without living by hotel rules.

What sets it apart from a standard condo is, above all, the range of facilities and the level of management. A standard project offers a pool and a gym. The resort format brings several types of pool, wellness facilities, business spaces and professional property management under one roof.

Demand for this format in Pattaya is growing steadily. Buyers from Europe, the Middle East and Russian-speaking markets increasingly see Thailand as a place for long stays of 1 to 6 months, not short visits. For this kind of stay, hotel service inside a residential complex is not an extra but a basic requirement.

North Pattaya, Wongamat: why this location

Wongamat is the northern part of Pattaya, set apart from the main tourist flow. Long Beach here is considered one of the cleanest beaches in the city, with five-star hotels and private beach clubs nearby. Buildings are less dense than in Central Pattaya and Jomtien, and the atmosphere is that of a quiet resort.

Most buyers here have already seen different parts of Pattaya and deliberately choose a calm setting: families with children, buyers aged 40+, and investors targeting long-term rentals to affluent tenants.

The area is a natural fit for the resort format. A quiet beach, upmarket hotels next door and an audience with money to spend make Wongamat one of the most straightforward markets for exiting an investment, whether through resale or rental. For more on the character of the area, see our North Pattaya area guide.

Entry price: what 100,000 baht/m² means in Wongamat

Love It starts from 2.34 million baht for a 26 m² studio, which is around 90,000 baht/m² at entry level. The weighted average across the project is around 100,000 baht/m².

Here is where this sits on the area's price scale:

  • Love It Wongamat Beach: ~90,000-100,000 baht/m², sales launch 2026, completion 2030

  • Celine Wongamat: ~95,000-100,000 baht/m², a comparable price level

  • The Riviera Palm Beach: ~174,000 baht/m², branded segment

  • Wyndham Grand Residences: ~178,000 baht/m², branded segment

  • Once Wongamat: ~194,000 baht/m², top segment in the area

  • Average for new condos in Pattaya: ~101,600 baht/m², city-wide benchmark

Love It comes into Wongamat at a price close to the city average. Within the area, that is the lower end. Projects at 174,000-194,000 baht/m² cost almost twice as much, which creates potential for revaluation if the local market grows. Even so, it would be wrong to call the project cheap: its facilities are closer to those of its more expensive neighbours than to the standard condo segment.

What deserves a closer look in the project

Love It Wongamat Beach has 746 units on a 5.5 rai plot (8,800 m²), spread across four low-rise buildings of 8 storeys each. The masterplan is shaped like a heart. This unusual site layout opens up the inner spaces and keeps shading between the buildings to a minimum. The beach is a 5-minute walk away, and the upper floors have views of the sea and the Sanctuary of Truth.

The project's main feature is a three-level clubhouse built into one of the buildings. It includes the Sky Infinity Pool with sea views, the Resort-style Lagoon Pool, the Infinity Royale Luxury Pool, a jacuzzi, a Japanese onsen, a holistic spa, an ice bath, a sauna, a yoga and Pilates studio, the Rooftop Hot Springs Garden, a Techno Gym with premium equipment, the Sky Lounge, a golf simulator, a business lounge and co-working space. In terms of facilities, the clubhouse is on a par with a small boutique hotel.

Finishes follow a modern tropical luxury style: panoramic glass facades, deep balconies and, in some condos, direct pool access straight from the living room into the water. The lobbies of buildings A and B have 6-metre ceilings.

The developer is Chaithanin Co. / Global Top Group, with more than 40 years in development and almost 20 years in Pattaya. It handles the full cycle in-house, from design to after-sales service. Completed projects include City Garden Pattaya, Olympus City Garden, Paradise Ocean View, Marina Golden Bay and others.

Layouts: which condo type suits which purpose

Love It offers four condo types, each with a clear use:

  • Studio, 26 m², from 2.34 million baht: the lowest entry point into the area. Suits an investor planning short-term rental or resale. The small size limits comfort for long stays.

  • 1-bedroom, 31-50 m², from 3.09 million baht: a practical format for a winter stay of 2-5 months or for long-term rental. Demand for this size in Wongamat is steady from both tourists and expats.

  • 2-bedroom, 52-70 m², from 4.5 million baht: the optimal format for a family or a couple who want to live in comfort. A 52-70 m² 2-bedroom condo is easier to market to tenants, and it is easier to sell on exit than a studio.

  • 3-bedroom, 123 m², price on request: a niche product. Selling a property like this takes longer than selling the mass-market formats, so it suits a buyer focused on long-term personal use.

Purchase terms and what to check before reserving

Interest-free instalments during construction, for up to 36 months. Payment plan: 30% on signing the contract, 50% in equal instalments during construction and 20% on handover of the keys. This gives you time to plan your finances without paying extra.

After completion, the developer offers a full rental management and property management programme. Ask for the terms separately and compare them with what management companies on the market offer.

Ownership is standard for condos in Thailand: freehold for foreigners within the foreign quota. For more on how the paperwork works, see the buying process for foreigners.

What to check before reserving:

  • Building and side: noise, privacy and natural light differ between the buildings.

  • Floor: sea views start from a certain height, so check this for the specific condo.

  • View corridor: what has already been built in front of the facade and what could appear there by 2030.

  • Foreign quota: no more than 49% of the units in a project can go to foreign buyers. In popular projects the quota sells out before construction is finished.

  • Running costs: a maintenance fee of 40 baht/m² per month, a one-off sinking fund of 600 baht/m² on purchase and electricity fees of 10,000 baht. For a 40 m² condo, monthly maintenance comes to 1,600 baht.

  • Transfer registration: the costs are split 50/50 between the buyer and the developer.

Who the project suits

Investors with a 4-6 year horizon

The lowest price point in an area short of affordable projects, a twofold price gap with neighbours in the same segment and steady rental demand in Wongamat together make a structural case. The key is choosing the right condo: floor, building and size. In a well-chosen position, 1-bedroom condos of 31-50 m² are the most straightforward rental format.

Buyers planning to spend the winter in Pattaya

A quiet area, the beach a 5-minute walk away and full resort facilities inside the complex. For those who spend 2-5 months a year in Pattaya, this format means you no longer have to choose between comfort and location.

Families planning to relocate or stay long term

A gated community with 24/7 security, children's areas, safe walking paths and quiet surroundings. For families with children, Wongamat as the district and a resort-style complex as the type of home are one of the most sensible choices in Pattaya.

Love It Wongamat Beach FAQ

How does Love It differ from other projects in Wongamat?

The main difference is the entry price. With facilities on a par with its more expensive neighbours, Love It comes in at the lower end of the area's price range (around 100,000 baht/m² against 174,000-194,000 for branded projects). This leaves room for revaluation, but you need to choose the specific condo carefully.

Is a higher floor worth paying extra for?

In Wongamat, yes, if it gives you a view of the sea or the Sanctuary of Truth. The price difference between condos with and without a view is significant, both on the resale market and for rental. Lower floors with no view are less appealing at the same or a similar price.

How realistic is completion in 2030?

Global Top Group has completed around 10 projects in Pattaya. Its in-house construction division is a point in favour of keeping to schedule. That said, construction in Thailand can run a quarter or two late, so build this into your financial planning.

Can a foreigner own a condo freehold?

Yes. A condo is the most direct way for a foreigner to own property in Thailand. The limit is that no more than 49% of the units in a project can be owned by foreigners. In popular projects the quota fills up before construction is complete.

How should I compare this project with others if I'm looking at several?

First, compare the price per m² with the area, not the city. Then compare the level of facilities and the form of ownership. After that, look at the specific condo: floor, building, view and orientation. General renders and starting prices should come last in the comparison, not first.

Which is better for rental: a studio or a 1-bedroom condo?

In Wongamat, 1-bedroom condos of 31-50 m² show steadier rental demand: the target tenants in this area are couples, expats and affluent tourists on long stays. A studio costs less to buy but appeals to fewer tenants. If you can stretch your budget, a 1-bedroom condo makes more sense.

Do I need an agent to buy in a new development?

When you buy in a new development, the agent's commission is paid by the developer, not the buyer. An agent with experience in the area helps you choose the specific condo, check the foreign quota, compare running costs and explain the details of the deal. This is one of those cases where expert help costs the buyer nothing extra.

What running costs should I expect?

Maintenance fee: 40 baht/m² per month. Sinking fund: 600 baht/m², paid once on purchase. Electricity fees: 10,000 baht. Transfer registration costs are split 50/50 with the developer. For a 40 m² condo, monthly maintenance comes to 1,600 baht, noticeably below the market level for projects of this class in Wongamat.
