Astro Group invests 1.8 billion baht in three Pattaya projects

When a developer keeps putting its baht into one particular market, that tells you more than any analysis. The Astro group has sold all seven villas at its first project, Astro Hill Pattaya, and plans to launch three more complexes in Pattaya in 2023, with total investment of over 1.8 billion baht. Activity on this scale is based on calculation, not optimism.

Astro Hill Pattaya: all seven villas sold

The project is on Soi Thung Klom Talman 13, on just over three rai of land beside Sak Nok Reservoir. All seven modern-style villas with private pools have been sold. Only the show house is still for sale: a 116 square wah plot, 560 m² of living space, five bedrooms, six bathrooms, a home cinema, Asian and European kitchens and a 4×8 m pool. The living room has double-height ceilings of 7.5 m. The ground floor has a spacious bedroom for older residents and a room for a carer. Upstairs, the rooms look out over the pool and the lake, and there are two children's rooms. The show house is priced at 24.9 million baht.

Selling out a luxury project so quickly shows that steady demand for quality villas in East Pattaya is already established, and developers know it.

Three new projects: the neighbourhood as a lifestyle

Building on this success, the Astro group has announced three new projects in Pattaya with total investment of over 1.8 billion baht. The developer describes its concept as a ‘perfect complex’: a residential community with the facilities of a five-star hotel, where residents feel at home rather than like guests.

The developer is betting not just on housing but on a way of life. It calls this ‘provincial living’ in Pattaya, meaning a deliberate move to live in the city permanently rather than passing through as a tourist. The facilities are planned around exactly this demand: everything you need is inside the complex, as in a hotel, but with the feel of your own home.

Alongside the residential projects, the company is planning an entertainment project with a water park, aimed at the growing number of visitors to the Eastern Economic Corridor (EEC).

The EEC and Pattaya: why invest here

The EEC covers three provinces, including Chonburi, and attracts manufacturing and high-tech companies. They bring skilled professionals to the region who need proper condos and houses to live in permanently, not holiday accommodation. This kind of demand is steady and does not depend on the season.

In this context, Pattaya property investment is no longer just a bet on tourist numbers but a longer-term story: rentals to corporate tenants, and purchases by people who are building their lives in the region.

The trend is already visible among Pattaya new developments: new complexes are increasingly designed for long-term residents with high expectations of facilities, rather than for short-stay tourists.

What this means for buyers

The three projects, worth 1.8 billion baht, have only been announced so far, and none of them is on the market yet. Traditionally, this means a chance to buy in on more attractive terms than when buying a completed home.

If you are considering Pattaya for investment or long-term living, new quality complexes from an established developer with a proven sales record are worth keeping an eye on. Seen in the context of Pattaya as an investment hub for Southeast Asia, this is not just local news but one more sign of where the market is heading.
