AYANA Commons residential complex in Layan, Phuket

AYANA Commons is a small residential building by T.H Group (the AYANA brand) in Layan, with a retail street on the ground floor. Above the eight retail units, on floors 2-4, there are 39 units with views of the hills. The total project area is 2,494 m². The developer has not yet announced a completion date.

Condos come in three sizes. Most are 1-bedroom, 1-bathroom condos of 32 m². There are also 2-bedroom, 2-bathroom condos of 54 m² and 3-bedroom, 2-bathroom condos of 62-63 m². The main lobby covers 74 m².

Next door is a large complex by the same developer, AYANA Heights Seaview Residences, with 543 units. With the AYANA circle card, Commons residents can use its pools, fitness centre and kids' club free of charge. A café and a shop will be right in the building, on the ground-floor retail street.

A condo is reserved with a booking deposit of 100,000 baht. The first instalment is due within 30 days of booking, the second in the month the foundations are completed and the third when the structure is completed. The final instalment is due in the month the developer gives notice of handover.

Prices are for leasehold; freehold costs 10% more. The furniture package is sold separately.

The maintenance fee is 60 baht per m² per month, paid one year in advance before handover. The sinking fund is 800 baht per m², paid once.
