AYANA Heights condos for sale in Layan, Phuket

AYANA Heights Seaview Residences is a residential complex by T.H Group (the AYANA brand) on a hillside in Layan. Eight buildings with 543 units and a row of two-storey townhouses are being built on a 49,600 m² plot. According to the developer, almost two thirds of the condos have a sea view. The developer has not yet announced a completion date.

The buildings vary in height: A-D have 7 floors, E and F have 6, and G and H have 3. 1-bedroom condos measure 43-46 m² and 58 m². 2-bedroom condos come in 58 m² with one bathroom and 76 m² with two. 3-bedroom condos measure 113 m² and have a large L-shaped balcony with 270° sea views. Some ground-floor condos in buildings E and F open directly onto the pool. The townhouses have 4 bedrooms and 3 bathrooms, with 211 m² of living space on plots of 131 to 180 m².

Layan is the quiet northern part of Choeng Thale subdistrict in Thalang District, with Laguna and Bang Tao Beach to the south. Nearby are the developer's own Kora Beach Resort, Banyan Tree and Anantara Layan, an equestrian club and padel courts. This is not a beachfront location: the sea is 900 m away, Laguna Beach 1.3 km and Bang Tao Beach 2.4 km. There is a 7-Eleven 180 m from the complex, and for a bigger shop residents drive 2.4 km to Tops daily near Laguna.

For families, the nearest options are the international nurseries Little Lions and Blossom House, 2.4 and 2.8 km away. CAIS and HeadStart schools are 4.7 and 4.9 km away. The reservation deposit is 100,000 baht for a 1-bedroom condo, 200,000 baht for a 2-bedroom condo and 300,000 baht for a 3-bedroom condo or a townhouse. The balance is paid in four instalments: the first within 30 days of reservation, the second after 6 months, the third after 12 months and the last in the month the developer gives notice of key handover.

Prices are for leasehold; freehold costs 10% more. The furniture package is paid for separately.

The maintenance fee is 60 baht per m² per month, paid one year in advance before key handover. A one-off contribution of 800 baht per m² goes to the sinking fund.
