The Liberty residential complex in Bang Tao

The Liberty is a low-rise residential complex by the developer Wallaya Villas in Bang Tao, on Phuket's west coast. Five seven-storey buildings with 324 units stand on a 12,800 m² plot around a green courtyard with pools. The project is in pre-sale, and the developer has not yet announced a completion date.

The complex offers 1- and 2-bedroom condos. 1-bedroom condos range from 61 to 71 m², 2-bedroom condos from 96 to 119 m². The area includes the terrace: a 61 m² condo has about 51 m² of living space and a terrace of about 10 m². Every condo has a walk-in wardrobe. Building A has 1-bedroom Penthouse condos of 107-109 m² with a large 29 m² terrace. The higher the floor, the higher the price per m².

This is not a beachfront location: Bang Tao Beach is 2.8 km away, so you get to the sea by car or motorbike. Grocery shops are within walking distance: a 7-Eleven at 360 m, a Tops supermarket in Blue Tree Phuket at 460 m and Villa Market by HomePro at 690 m. The Boat Avenue and Porto de Phuket shopping streets are 1.2-1.3 km away.

For families with children, HeadStart International School is 820 m away, and the Blossom House and Little Lions international nurseries are 1.4 and 1.8 km away. A hospital is close too: CTL Hospital Phuket is 1.8 km away. The airport is 20 km away. All distances are in a straight line, and you can show these places on the map below.

You reserve a condo, then within 30 days sign the contract and pay 30% of the price minus the reservation deposit. The rest is paid in construction stages: 30% once the structure is built, 15% after the architectural works, 15% after the furniture is installed and 10% at key handover.

Prices are for leasehold; freehold costs 10,000 baht per m² more. The developer covers the registration taxes, and the buyer pays only the transfer fee: 1.1% for leasehold and 3.3% for freehold.

Before handover, you pay a full year of service charges in advance: 80 baht per m² per month, which comes to 58,560 baht for a 61 m² condo. At the same time, you make a one-off payment of 1,000 baht per m² into the sinking fund and pay 10,000 baht each to connect water and electricity. The service charge covers security, the fitness centre, the swimming pool and reception. After that, electricity costs 7 baht per kWh and water 50 baht per m³, and owners insure their condo themselves every year.
