Project Information
Layan Verde is a large resort complex by VillaCarte Group in Layan, in north-west Phuket. Its 15 buildings hold 774 units. Alongside them are two 5-star hotels with 163 rooms, an Ocean Club for 200 guests and 5,000 m² of retail space. The total project area is 200,000 m². Construction began in November 2024, and the developer plans to finish in December 2028.
Units come in two classes. Premium offers studios of 36-44 m² and 1-3-bedroom condos of 52-193 m². Luxury offers 1-4-bedroom condos of 102-396 m² and 4- and 5-bedroom penthouses of 528-661 m². According to the developer, Luxury condos have their own pool on the terrace and an ocean view. Condos are handed over fully finished with a Smart Home system, and the furniture package is bought separately.
The complex is in Layan, on the second line from the sea. Officially it is in Choeng Thale subdistrict (tambon), Thalang District (amphoe). Layan is the quiet northern part of the subdistrict, and Laguna and Bang Tao Beach lie further south. The sea is 760 m away, Laguna Beach 1.5 km and Bang Tao Beach 2.6 km. There is a 7-Eleven 180 m away, and the nearest supermarket, Tops daily near Laguna, is 2.7 km away. The complex will have its own shopping centre with a supermarket.
The international nurseries Little Lions and Blossom House are 2.7 and 3.2 km away, and the CAIS and HeadStart schools are 4.6 and 5.3 km away. The nearest hospital is CTL Hospital Phuket, 4.5 km away. All distances are in a straight line. You can show these places on the map below.
Buying terms at Layan Verde
You can pay for a condo in full or in instalments. The reservation deposit is due within 3 working days of signing, and the first instalment 14 days after the reservation: 50% or 35% of the price. You pay the rest in five instalments, one every six months, of 10% or 13% each. The final payment is due on 31 December 2028.
Ownership is freehold or leasehold. The furniture package is bought separately. At handover you pay a year of maintenance in advance at 75-100 baht per m² per month, plus a sinking fund of 850 baht per m². Freehold costs an extra 10,000 baht per m². The registration fee is 2% for freehold and 1.1% for leasehold.
You can put your condo into the shared rental pool, and the owner receives 60% of the net rental profit.
Amenities and Infrastructure
According to the developer, more than 40% of Layan Verde's area is given over to on-site facilities: hotels, restaurants, cafés and bars, a spa, gyms and sports grounds.
There are pools beside buildings A6, B3, B5 and B8 and rooftop pools on B7 and B9. The BM clubhouse has a pool bar, a lounge pool and a lap pool.
Restaurants and cafés: Thai cuisine, all-day dining, a signature restaurant and Chef's Table, a juice bar, a coffee bar, a lounge café and a rooftop bar, the Ocean Club and a banqueting hall.
Sport and leisure: gyms, a spa, onsen, sauna and steam room, a squash court, padel courts, a golf simulator, a climbing wall, group exercise studios and an outdoor sports ground.
Kids' clubs and a children's playground, a co-working space, meeting rooms and a conference hall, a shopping centre with a supermarket and shops, a BBQ area, a pet exercise area and more than 1,000 parking spaces.
Features
The Dubai studio Dewan designed the terraced buildings, with flowing façades, vertical greenery and panoramic glazing. SHMA designed the landscaping, which has around ten themed zones. Some Premium condos will be managed by Dusit International, and the developer says the project will have EDGE green certification.

Developer Information Layan Verde
Layan Verde is being built by VillaCarte Group, which has been active in the Phuket market for 14 years. The group has 3 development projects (Layan Green Park, Layan Verde, LaVista Villas), a family aparthotel and VillaCarte, a service company for resort property rentals and sales. In 2024 the group employed more than 400 people. The founder and general partner of the project is Vadim Bukhkalov; the partner and director of the group is Paul Crosio.
Layan Green Park is a condotel 2 minutes from Layan Beach and, according to the developer, the first residential complex in Thailand with EDGE certification. Phase one has been completed, and phase two is scheduled for completion in 2026. LaVista Villas is a boutique complex of 9 villas in Chalong.
The developer of Layan Verde is LAYAN BEST VIEW CO., LTD. (founded in 2021, registered capital 394 million baht). The rights to the project's land plots were registered in its name at the Phuket Land Department in September 2025, and building permits have been issued for phases 1A, 1B, 2, 3, 4A and 4B. The project team includes architecture studio Dewan, landscape studio SHMA, hotel brand Dusit, contractors Westcon and Chockchai, and suppliers Schindler and Reynaers.
