Panorama Kata pool villas in Kata, Phuket

Panorama Kata is an estate of 17 two-storey pool villas on a green hill in Kata, with views of the sea or the mountains. The project is by UDOMO, founded by Alexander Gareev. The estate is under construction, and the developer plans to finish building in Q1 2027. Further up the slope, it is preparing a site for the second phase.

The villas have 2 or 3 bedrooms and range from 138 to 239 m². Villas A and B have 3 bedrooms each: the ground floor has a living room, dining room, kitchen and a bedroom, and the first floor has two more bedrooms with balconies. Villas C and D have 2 bedrooms each: downstairs is a living room with kitchen and dining area that opens onto the pool and terrace, and upstairs are two bedrooms with balconies. Every villa has its own pool; the pool at villa A measures 7 × 3 m.

The estate is on Soi Plukjae, in Karon subdistrict (tambon) of Mueang Phuket district (amphoe): Kata officially belongs to this subdistrict. This is the south-west of the island, with Karon, Kata and Kata Noi beaches and Nakkerd Hill with the Big Buddha. This is not a beachfront location: you get to the sea by car or motorbike. Kata Beach is 1.8 km away, Kata Noi 2.2 km and Karon 3.7 km. The nearest 7-Eleven is 650 m away, the Lotus's supermarket 840 m and makro food service 1.9 km.

The international school ISP is close by: its kindergarten is 1.8 km away and its main campus 2.5 km. Lighthouse Secondary is 2.6 km away and ABC kindergarten 2.8 km. The nearest hospitals are Hope hospital at 2.8 km and Chalong Emergency Hospital at 2.9 km. Distances here are in a straight line, and you can show these places on the map below.

A villa is reserved with a 150,000 baht deposit. Within 15 days of booking, you sign the contract and pay 35% of the price. After that, 20% is due on completion of the foundations, 20% on completion of the frame and 10% once the windows and doors are installed. The final 15%, less the deposit, is paid at registration.

The villas are sold leasehold. Furniture is not included in the price, and a furniture package is bought separately. The estate maintenance fee is 6,000 baht a month for villas A and B and 5,000 baht for C and D.

You can rent out your villa through UDOMO's management company: the owner receives 70% of the rental income and the company 30%. From its share, the company pays for finding guests, cleaning, villa maintenance, security and accounting.
