Home & Condo Expo Thailand 2026: key takeaways
Borya, with love from Thai-residence.com

The 50th Home & Condo Expo is running in Thailand from 29 October to 1 November 2026, and it is a good opportunity for buyers to get a feel for the market. The expo is organised by three industry bodies: the Thai Real Estate Association, the Thai Condominium Association and the Housing Business Association. The organisers expect bookings of around 10 billion baht. Developers set targets like this when they are confident about demand.
What makes Home & Condo Expo Thailand 2026 different
This year the event is called Green Home & Condo Expo #50, and its main theme is energy-efficient housing. The organisers say it is more than a sales platform: it is a way to restore confidence in the market and help people buy a home at an affordable price.
What developers and partners are showing:
houses and condos that use less energy and cost less to run;
solutions for indoor air quality and a comfortable temperature;
low-carbon building materials and materials that reduce heat build-up, presented by the national science and technology development agency;
approaches to flood protection: permeable surfaces, water retention areas and warning systems.
For buyers in Pattaya this is a useful benchmark. Air conditioning bills and how well a building copes with heavy rain affect your cost of living and how easily a condo rents out. Many Pattaya new developments already offer features like these, and you can compare them project by project.
Incentives and proposals from the associations
An incentive is currently in place for qualifying transactions: the fee for transferring ownership and registering a mortgage has been cut to 0.01%. LTV rules have also been relaxed, which means banks lend more to borrowers who meet the criteria. Whether a particular purchase qualifies depends on its details, so it is worth checking in advance.
The head of the Housing Business Association has proposed several measures to the government:
raise the tax deduction on mortgage interest from 100,000 to 200,000 baht a year for 5 years for first-time buyers;
treat developers' unsold condos and houses as residential rather than commercial property when calculating land and building tax;
tighten checks on nominee companies and review taxes on leasehold and on condo purchases by foreigners. The revenue would go into a housing fund for people on low incomes.
Please note: these are only proposals for now. Their author himself says the impact of such measures on investment needs to be assessed first. The current rules for foreigners have not changed. We explain how property taxes work today in our guide to property taxes for foreigners.
What this means for buyers in Pattaya
If you are buying honestly and through a straightforward structure, there is no reason to worry. Stricter checks target grey schemes using front companies, and we covered the risks of these in our article on nominee schemes in Thailand. The safest option for a foreigner is a freehold condo within the 49% foreign quota. The condo is registered in your name and is entirely yours.
Our team will find you a freehold condo in Pattaya, check the foreign quota in the building you choose and explain what costs to expect on the day of transfer. Get in touch and we will help you choose a condo that suits your goals.
