EEC Near Pattaya: Stadium, Theme Park and What Buyers Need to Know

Thailand's Deputy Prime Minister and Transport Minister Phiphat Ratchakitprakarn has unveiled a plan to transform the Eastern Economic Corridor (EEC) into a global entertainment and tourism destination. The project has already picked up the informal tag "Disneyland Thailand", though the official concept is framed more precisely as an Entertainment and Lifestyle Complex built to international standards. Gambling is categorically ruled out, stated firmly and without ambiguity. Everything else is designed at serious scale.
What's Planned
Three anchor facilities form the core of the complex:
A concert and events venue capable of hosting world-class performances
A new national stadium with 80,000 seats for major international sporting events
A global-standard theme park
The economic output is expected to rival other Disney parks in Asia. The minister said the project would create tens of thousands of jobs across engineering, performing arts and event management, with income distributed to local communities nationwide. The Sports Authority of Thailand is preparing suitable land in Chon Buri province in coordination with the government.
Infrastructure Already in Place
The EEC's appeal for a project of this scale goes beyond available land. The corridor already rests on a solid transport backbone. The Bangkok to Pattaya high-speed rail link, connecting three airports, runs through the EEC zone. U-Tapao International Airport is expanding, and on the same day the plan was announced, U-Tapao International Aviation and the EEC Office signed a management agreement to finally advance the long-delayed Eastern Aerotropolis project.
The new Highway 7 extension to U-Tapao Airport already gives Pattaya a direct road connection to the airport. The transport framework is taking shape in real time, and the entertainment complex fits neatly into a development logic already well underway. Private investment will be channelled through public-private partnerships, and the minister said that with political commitment and inter-agency coordination, the project can move forward without delay.
What It Means for Property Buyers
Pattaya has long been positioned as the EEC's lifestyle anchor, and this plan reinforces that role. If the complex proceeds, the region will see a significantly larger flow of tourists and international visitors, which historically drives demand for both rental properties and owner-occupied homes.
The gap between announcement and groundbreaking is real and worth keeping in mind. But the infrastructure projects already progressing in Chon Buri suggest the direction is firm. Reviewing property options across Pattaya's districts makes sense now, before prices start reflecting the news.
